The Process of Building Your Investment Home
Ashcroft Homes has simplified the process of building an investment home making it easier and faster for investors. From surveying the site for its suitability, to handing the keys over at the end of the project, Ashcroft Homes proven processes will have you earning rental income sooner, and with less stress.
Step 1 – Select a section or house and land package
The process of building your investment property starts with either choosing a section or selecting a home and land package. For investors who want to procure a section independently, Ashcroft Homes can survey the site for suitability before it’s purchased if required.
Ashcroft Homes also offer house and land packages in larger developments which can significantly reduce the time and cost of building an investment home. When purchasing a house and land package, investors can still choose the section they would like within a larger development and can also choose the final house design.
Step 2 – Select your plan and build package
The second step in building an investment property is to select a plan that meets your goals and fits well on your site. At Ashcroft Homes we offer a range of designs and specification options that can be tailored to best meet your needs as an investor. Our New Home Consultants are on hand to help you identify which package and plan will suit best.
At this point you will have a full estimate for your investment property and we can provide a draft contract for your bank to review. Should you require a registered valuation of the completed home to assist with borrowing, we can help source a valuer if required, and our detailed house plans and specifications will be all they’ll need to prepare their valuation. Once confirmed, we will provide you with a contract to review with your lawyer and then we can proceed once you have made an initial 10% deposit.
Step 4 – Permits & consents
We will initiate the project by lodging the plans, refined for your site, into council. Your initial deposit covers these fees and any drafting amendments required to obtain building consent. Once approved, we’ll be in a position to provide you with a realistic timeframe for the complete project, and construction can begin.
Step 5 – Construction
A carefully planned and staged event, Ashcroft Homes will schedule and organise all tradespeople to complete your home in the fastest time and at the highest quality. We will keep you informed with regular updates as we progress through the build.
Step 6 – Quality assurance audit and code compliance
Once we have finished the build, we’ll schedule our independent Quality Assurance Inspector to review all work and ensure that every home meets our strict criteria for quality. We’ll also book the final inspection with the council to review the finished building work and apply for the Code Compliance Certificate. Final sign off for building work is done by the inspector on site, with Code Compliance Certificate usually taking around 4 weeks from that point.
Step 7 – Handover
Once practical completion has been achieved, we will arrange a date with you to hand over the keys, and congratulate you on your new investment property.
