Ashcroft Home Investor FAQs

Questions frequently asked by investors looking to build with Ashcroft Homes:

1. What is included in the price?
The advertised price includes the house itself complete but excludes site works. The plans, building consent and all aspects of the construction of your new home from the foundations through to floor coverings are included. Our standard advertised price excludes excavation, drainage and services, driveway, fencing, and landscaping however for those investors wishing to have these elements included, we can provide a ‘Turn key site works’ package.

2. What is the cost of the extras for a turn key package?
The cost of the additions are site dependent and consequently are the reason these additional components are not included in the base advertised price. Once we have viewed your site and prepared the plans we will have a better understanding of the additional costs involved.


3. Is GST included?
Yes, GST is included in the list prices.

4. Why are Ashcroft’s Investor Homes prices less than Ashcroft Family Home prices?
We understand that the needs of an investor differ to those of an owner occupier. Typically owner occupiers are looking for higher specifications in their home and added luxuries such as waste disposal units, heated towel rails, and heatpumps that come standard in our Family Home packages. Investors are typically looking to build at the most cost effective price and with the minimum of fuss, content to select from pre-designed colour schemes and appliance packages. Investors are also happier to leave our experienced Project Managers to manage the build, and typically require less communication throughout the project. Our pricing reflects this.

5. Can I amend the design to suit my needs, budget or section?
The Ashcroft model is based on efficiency, including optimisation of design and a streamlined construction process. As such significant changes are not encouraged. Minor changes are possible at additional cost.

6. Can I have input into the interiors, kitchens, colours etc?
Our base Investor House prices include your choice of one of 5 professionally designed exterior or 3 interior colour schemes with standard kitchen. If you wish to have a more personalised solution, interior consultancy services are available for an additional cost.

7. Can Ashcroft help me to find a suitable section to build on?
Yes – through our Intent to Progress system we can assist you in finding the right section. Alternatively, if you already have a site in mind, we can investigate this to assess suitability and costs.

8. Do Ashcroft build anywhere in NZ?
Currently we specialise only in the greater Auckland area – that is from Pokeno to Warkworth. All projects within 30km of our office will be built at the list prices indicated, however for any locations further than 30km from our head office, additional charges may apply – please discuss with one of our new home consultants.

9. How long does it take to complete the build?
The construction period is 18 weeks for a single level house and 20 weeks for a two level house once the concrete slab is poured.

10. Do you provide a builders guarantee?

11. Does Ashcroft provide full service (lawyers, finance, etc)
We can offer assistance with sourcing finance but prefer that clients find their own professionals for any legal, accounting, and valuation work to avoid any conflicts of interest.
